Overview

The Title Examiner I is responsible for preparing title reports for all applicable Mortgage Lending and Consumer Lending real estate loan applications. Research and review of real estate records is conducted utilizing information obtained from the county Registers of Deeds, various public websites, and documentation provided by members. The Title Examiner I reviews recorded documents to determine property ownership, legal description, and existing liens. They serve as a real estate titling subject matter expert for the organization. This position requires the development of knowledge and experience in title reporting and the functionality of real estate loan products, processes, and systems.

Responsibilities

Research Public Records and Prepare Letter Reports

  • Research and compile necessary information to prepare in-house letter reports for home equity and mortgage loans.
  • Navigate both the consumer lending and mortgage lending origination systems.
  • Responsible for accessing recorded documents on all Register of Deeds search engines and having knowledge to select optimal system given the location of the property.
  • Examine recorded documentation to accurately identify property ownership, legal description, and liens.
  • Search circuit court databases to identify outstanding judgments on loan applicants.
  • Utilize online resources to document child support liens impacting borrower’s ability to repay loan.
  • Review county assessor sites for property market values and real estate tax payment records.
  • Enter information obtained into a letter report format, reviewing all information on the report to ensure accuracy and completeness.
  • Identify and access available resources when assistance is needed.
  • Monitor application queues to ensure requests are being completed within service levels. Communicate any change to service level with all impacted parties.
  • Maintain understanding of all state and federal guidelines which include knowledge of regulations Z (Truth-in-Lending), C (HMDA), B (ECOA).
  • Communicate any discrepancies between the title report and loan application by highlighting those areas on the report and adding comments in the loan origination system.
  • Review title completion reports, and prepare final titles in a timely manner, to ensure the lien position of our mortgage.
  • Communicate with UWCU Mortgage department, external title companies and financial institutions to ensure deeds, mortgages, subordinations, satisfactions, and correction instruments are recorded prior to completion of the UWCU final title.

Act as Subject Matter Expert in Support of Real Estate Lending

  • Respond promptly to inquiries and indicate ownership has been taken.
  • Maintain knowledge of application/underwriting/processing/servicing processes and understand how title examination supports those processes.
  • Serve as subject matter expert, support lending staff on loan processes, procedures and file requirements or conditions.
  • Develop knowledge of documentation needed to make changes to ownership, legal description, or lien position.
  • Assume responsibility for departmental projects as assigned by the Consumer Loan Processing & Servicing Manager.

Qualifications

Education & Experience

  • Associate’s degree in business or related field is required.
  • 7 months – 1 year of financial institutional experience is required.
  • Required to complete annual training and compliance in accordance with all UW Credit Union Fair Lending Policies and Guidelines including, but not limited to, the Equal Credit Opportunity Act, the Fair Housing Act, and the Home Mortgage Disclosure Act.
